Owning property has never been easy. Resources for social economic development are never enough hence the various compensations, eg salary, interest, pension, Saccos, Chamas and Investment clubs

We have a great history to start our company.

  • Kewisco Sacco Ltd previously assisted members to purchase land in Ongata Rongai (Rangau), Nazarene, Narok, Kisumu, Eastern By-pass, etc.
  • Main Sacco can no longer do this due to new laws coming into operation – SASRA 2009 and its focus now limited to savings and lending.
  • KEWISCO Housing Society is now the vehicle to facilitate members to purchase land.

Membership

Membership is open to all – Kewisco Sacco members, KWS staff, Members of affiliate organizations and the public

Kewisco Housing Society was incorporated in 2012 to help members in investment in compliance with the law
Joining fee is Two Thousand Shillings (Ksh. 2,000) and at least five shares
The nominal value of a share is one thousand shillings only (Ksh.1.000/=) and every member shall initially hold a minimum of (five) 5 shares to qualify for dividends
Shareholding is allowed up to a maximum of Two Hundred and Fifty Thousand Shillings as per our Bylaws (250,000/-)
Members are drawn from the Sacco fraternity
Investment portfolio is based on shareholding and members savings which allows efficient transactions and good returns
Purchase of land, property or real estate as a Society has the advantage of reduced price due to economies of large scale as well as limiting chances of being conned when buying as an individual
There is an added advantage of pooling resources for provision of amenities and social services and recognition as a community rather than individuals
Joining fee is nonrefundable whereas the share capital is refundable but transferable between members of the Society

Members pay nominal charges different from the main Kewisco Sacco members and non-members

A strong and close relationship with the Kewisco Sacco enables members to get financing from the Sacco for participation in projects

The proposed memorandum of cooperation with Kewisco Sacco will enable members to borrow loans using the project title deeds as security/guarantee

The Society charges a little markup, proceeds from which are ploughed back to the members as dividends which may be pay-outs or retained

The process of investment allows due diligence including site visits, land Registry search, survey, demarcation, titling and legal fees

Projects are member-driven as members can identify viable projects in their various localities and the Society then facilitates in group purchase after ensuring due diligence

Title

The initial Title Deed is usually in the Housing Society’s name

Survey

Management appoints surveyors to demarcate and subdivide the land

Beaconing

Beaconing is carried out during the exercise to enable identification of individual plots/portions

Processing

Individual Titles are processed and issued to the owners on full payment of the land/plot

Guarantee

Title Deeds can be used as security/guarantee to obtain loans for the purchase of the land/plot.
